We can’t help but feel the unmistakable scent of autumn in the air, and to be honest we’re ready to swap the rosé for something a little more mulled and spiced. Without being too cliche about it all - it really is that magical time of year again. We adore the build-up to winter, and we are planning our client’s snowy escapes with great excitement as we speak (as well as ours!).
At ALS Private, we delight in exploring the latest wellness trends, stylish fashion essentials, and cutting-edge ski equipment. But where we truly shine is in finding and staying ahead of the curve with the newest luxury properties that align seamlessly with our clients’ unique tastes and requirements.
So, here are our top new property picks for winter 2025-26. From sleek, sophisticated stays nestled in the heart of the Alps to breathtaking, fully serviced chalets in iconic resorts, and even some thrilling hidden gems off the beaten path - these openings are raising the bar for what a winter escape should be.
Experience the very best in luxury mountain living this season with our highlights below.
Aman Rosa Alpina, Dolomites | A New Chapter in Alpine Elegance
The Dolomites continue to grow in popularity as a destination for our clients, and with the 2026 Winter Olympics in Cortina on the horizon, we’re certain this spectacular region is only going to get more exciting.
Tucked away in the charming village of San Cassiano, the Aman Rosa Alpina is a dreamy alpine escape that captures everything we love about winter in the Dolomites - tradition, tranquillity, and a touch of understated glamour. It has long been one of our favourites, and we’ve missed it since it closed for refurbishment in 2023.
The Rosa Alpina is now officially part of the Aman family, following a stunning full redesign. The reimagined retreat still honours its heritage but now wears that signature Aman minimalism so beautifully - calm, refined, and quietly luxurious.
There are 68 elegant rooms and suites, including two ultra-spacious Aman Suites and the newly styled Chalet Zeno, a private mountain hideaway with two suites, which are perfect for families or groups. The new Aman Spa is a real sanctuary, complete with three pools and a holistic treatment menu inspired by the healing energy of the Dolomites.
Dining is equally spoiling. Enjoy relaxed wood-fired favourites at The Grill, cocktails and live music at Il Salotto, or something more unexpected at Akari - a cosy, winter-only Japanese hot-pot restaurant.
Other highlights include a curated wine library, cigar lounge, and a well-equipped ski lounge with everything from heated boot racks to top-tier gear.
With direct access to over 1,200km of pristine ski terrain in winter, plus hiking, biking, and climbing in summer - the Aman Rosa Alpina is a year-round mountain sanctuary we know our clients will adore. We can’t wait to visit.

Ultima Promenade | Gstaad
We’ve long been admirers of the Ultima Collection, with their beautifully curated properties in some of our favourite destinations - from Courchevel and Crans-Montana to sun-soaked Corfu.
Their latest opening, Ultima Gstaad Promenade, is set to be a real standout for our clients seeking that perfect Gstaad base which we are so often asked for. Housed in a historic chalet once belonging to Prince Karim Aga Khan IV, this elegant new addition enjoys an unbeatable location right on Gstaad’s iconic Promenade, just moments from designer boutiques, fine dining, and the town’s cultural gems.
Inside, it’s all about refined Swiss charm with a modern twist. The chalet features beautifully styled suites and all the comforts you’d expect from the Ultima name, including an exceptional spa that promises total relaxation after days on the slopes.
Sleeping up to 20 guests with 8 ensuite bedrooms and fully serviced - the property offers a private chalet residence option in the centre of Gstaad, as an addition to the Ultima Hotel Gstaad which is just minutes away.
Ultima Gstaad Promenade is a must for clients who value Gstaad’s signature privacy and prestige.

Rosewood | Courchevel
We’re delighted to share some exciting news with our close clients and friends: one of our most trusted luxury brands, Rosewood Hotels & Resorts, is set to open its very first property in the French Alps - Rosewood Courchevel, in December 2025.
We are longstanding fans of the Rosewood experience, whether in London, the Caribbean, or beyond. Their signature “A Sense of Place®” philosophy - designing each property to reflect the character, culture, and natural beauty of its surroundings - aligns beautifully with Courchevel 1850, a destination that holds a special place in our hearts.
Set in the prestigious Jardin Alpin, this ski-in/ski-out retreat will offer 51 guest rooms and suites, promising exclusivity, comfort, and impeccable design that blends seamlessly into the alpine landscape. It’s not just another luxury hotel - it’s set to become a new landmark in Courchevel, and we’re truly excited to introduce it to those looking for something extraordinary in the Alps.

Maya Hotel | Courchevel
An elegant new addition to Courchevel 1850, the Maya Hotel brings a refined, boutique feel to the resort’s luxury portfolio. With just 14 rooms and suites, the property is part of the Maya Collection - the group behind the much-loved Refuge de la Traye in Méribel, their inaugural Alpine retreat.
Perfectly positioned for ski-in access and village exploration, Maya Hotel blends Alpine charm with subtle Japanese-inspired design. Its signature restaurant, MayaBay, offers a sophisticated take on Thai and Japanese cuisine, all served in a beautifully styled setting.
Also under the Maya Collection umbrella is Maya Altitude, located at 2,430 metres at the top of the Tougnète lift. A vibrant spot for long lunches or après-ski, it pairs panoramic views with elevated cuisine in a brilliant atmosphere.

Höfði Lodge | Grenivík, North Iceland
A little further afield, but firmly on our radar, Höfði Lodge in North Iceland is one to watch. Scheduled for a soft opening in 2026, this exclusive retreat will offer just 40 rooms, including generous suites with views across the dramatic Eyjafjörður fjord.
Designed as both a luxurious hideaway and a base for year-round exploration, the lodge will feature ski-in access, a full spa and wellness centre, rooftop bar, gourmet restaurant, and a curated menu of outdoor pursuits—think heli-skiing, hiking, horse riding, and fly fishing.
Blending Icelandic wilderness with alpine-inspired elegance, Höfði Lodge promises a new standard of privacy and adventure in the Arctic North.

Val d’Isere
In our view, Val d’Isère continues to improve year after year, truly offering something for everyone. Perhaps surprisingly to some, it’s increasingly being hailed as the “new Courchevel.” Each winter brings a host of stunning new properties and exceptional restaurants, while its exhilarating and dependable ski terrain, paired with vibrant après-ski options, ensures an unforgettable experience for all kinds of visitors.

Chalet-wise this year, Val d’Isère welcomes the brand-new Chalet Cervinia, accommodating up to 13 guests across six stylish bedrooms. Blending contemporary design with classic alpine touches, this chalet boasts luxurious finishes and tailored services, making it an exceptional choice for those desiring an exclusive and sophisticated alpine escape. Ideally situated in the heart of the resort, Chalet Cervinia comes fully serviced and features a spacious indoor swimming pool and fantastic wellness area.

Another exciting development in Val d’Isère is Le Parc 1963, one of the resort’s most eagerly anticipated new residences. Scheduled for completion in December 2025, this contemporary new-build is perfectly positioned on the main high street in the heart of the village, offering unparalleled access to all amenities.
Le Parc 1963 comprises 12 luxury apartments, ranging from spacious 4-bedroom units to expansive 7-bedroom penthouses. Residents will benefit from an exceptional 5-star concierge service, touted as “unprecedented in Val d’Isère,” ensuring every need is met with impeccable attention to detail.
Among the offerings are apartments such as Le Parc Beaumont, Le Parc Solène, and Le Parc Marceau. These residences are priced between €25,000 and €78,000 per week, featuring a bespoke crafted service that goes beyond traditional bed & breakfast to provide an elevated and tailored living experience. With many of our clients seeking a more flexible alternative to the traditional chalet experience, these apartments and penthouses provide a perfect middle ground between a chalet and a hotel - an option we’re confident will be highly popular.
Winter 2025-26 is already promising to be one of the most exciting seasons yet, with a wave of new properties that are raising the bar across the Alps and beyond. From beautifully reimagined properties we already know to fresh openings in standout locations, these additions reflect exactly what we look for at ALS Private - style, substance, and something a little unexpected.
As always, we’ll be keeping a close eye on what’s new, what’s next, and what’s worth your time, and we can’t wait to help shape your next winter escape.

If you have any queries about the above mentioned properties, or are looking for further inspiration - please don’t hesitate to get in touch with our sales team.
